Notice of Acceptance of Final EIS (Correction)

Suffolk County - The Incorporated Village of Port Jefferson Planning Board, as lead agency, has accepted a Final Environmental Impact Statement on the proposed 201 West Broadway Apartment Complex. The Final EIS is available from the contact person listed below.

The proposed project is a 3.74 acre property at 201 West Broadway, 95 feet west of Barnum Avenue straddling the Mill Creek, in the incorporated Village of Port Jefferson, New York. The property is split zoned and is within the Central Commercial (C-1) and Single-Family Residence (R-B2) zoning districts. The project involves the demolition of an existing motel and redevelopment with a 3 story apartment complex with 112 apartments at 30 units per acre and 178 parking spaces. Under the proposed complex and courtyard will be a subterranean parking structure housing 168 parking spaces and a building entrance all located on the north side of Mill Creek. The first floor includes 36 units and a courtyard on the north side of the Creek and 10 parking spaces on the south side of Mill Creek and a bridge will cross over Mill Creek. The second and third floors will each have 38 dwelling units.

The applicant seeks the following permits and approvals: Village of Port Jefferson Planning Board site plan and conditional use approvals and accessory parking within a residential zone; Village of Port Jefferson Building Department demolition and building permits; New York State Department of Transportation (NYS DOT) Highway Work Permit; New York State Department of Environmental Conservation (NYS DEC) SPDES General Permit; Suffolk County Department of Public Works Approval of Building Permit; Suffolk County Department of Health Sanitary Waste Disposal and Water Supply Facilities; Suffolk County Industrial Development Agency Approval of Tax Incentives; and Suffolk County Water Authority water supply connection.

Notice of Acceptance of Final GEIS

Suffolk County - The Town Board of the Town of Babylon, as lead agency, has accepted a Final Generic Environmental Impact Statement on the proposed Downtown Copiague (DC) Zoning District. The action involves the following components:

(1) Amending the Code of the Town of Babylon to include a Downtown Copiague (DC) Zoning District and other associated changes; and
(2) Revising the Building Zone Map of the Town of Babylon, Suffolk County, New York to map the DC Zoning District for particular properties within downtown Copiague.

The Proposed Action in and of itself is not a development project. Rather, it is the adoption of amendments to the Code of the Town of Babylon and the Building Zone Map of the Town of Babylon, Suffolk County, New York to create the DC Zoning District.

That being said, implementation of the Proposed Action would result in new development that is not currently permitted under the existing zoning in the Study Area. Since it is not possible to determine exactly the changes that would occur with the implementation of the Proposed Action, or even the multitude of scenarios that could occur, in order to ensure a comprehensive evaluation of the Proposed Action in accordance with SEQRA, the Draft GEIS includes assessment of a build out of downtown Copiague (Build Out Scenario), which relates to a reasonable anticipated development that could occur in downtown Copiague in the immediate-and near-term (up to 10 years).

The Build Out Scenario projects the following:

  • 420 residential units overall, consisting of 369 apartments; 20 townhomes; 12 single-family homes;16 two-family homes; 3 three-family homes.
  • 245,064 square feet of retail.
  • 43,43,500 square feet of restaurant.
  • 88,095 square feet of office.
  • 28,196 square feet of park and open space.
  • 55,186 square feet of institutional and civic space.
  • 1,567 parking spaces.

The area subject to the proposed DC Zoning District would encompass the area within walking distance of the Copiague Long Island Rail Road (LIRR) station and is approximately 35 acres in size. The Study Area is located in the north-central portion of Copiague, Town of Babylon, New York and generally is comprised of those properties fronting along Great Neck Road from Campagnoli Avenue to Hollywood Avenue/East Gate, along the south side of Marconi Boulevard from Molloy Street to Verrazano Avenue, and along Railroad Avenue from Pine Street to approximately adjacent to Verrazano Avenue.
