Positive Declaration and Public Scoping

Nassau County - The Incorporated Village of Sands Point Planning Board, as lead agency, has determined that the proposed Hicks Lane Subdivision; and Hicks Lane Site Plan Approval and Associated Filling, Excavation and Grading Permit may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared. Written comments on the draft scope will be accepted until April 21, 2015. A public scoping session will be held on April 7, 2015 at 7:00 p.m. at the Sands Point Village Hall, 26 Tibbits Lane, Sands Point, New York.

The action involves two separate applications for adjoining parcels of land: (a) by 24 Hicks Lane LLC, to create a five lot residential Subdivision on a 17.04 acre parcel (Subdivision Parcel); and (b) by Hicks Lane One LLC, for Site Plan Approval and associated Filling, Excavation and Grading Permit for a single-family residence to replace an existing residence on a 2.22 acre lot (Site Plan Parcel). The Subdivision Parcel is located at 24 Hicks Lane, at the westerly terminus of Hicks Lane, on the south side of Cedar Lane. The Site Plan Parcel adjoins the southeast edge of the Subdivision Parcel. Both parcels are situated in the Incorporated Village of Sands Point, Town of North Hempstead, New York.
