ENB - Region 3 Notices 11/27/2013

Negative Declaration

Westchester County - The Town of Yorktown Planning Board, as lead agency, has determined that the proposed Fieldstone Manor formerly known as Mohegan Mansion will not have a significant adverse environmental impact. The action involves a proposal to create a 19 lot subdivision on a 22.94 acres site. The application has been approved for flexible development of 14 single family homes on 10,000 square foot lots and the modification of an existing structure to contain 7 condominium or rental apartments. Additionally, a 7.6 acre lot will be deeded to the Homeowners Association as Open Space, and an 8.9acre lot will be deeded to the Town of Yorktown as Recreation/ Open Space. The development will be served by private roads, public water, and public sewer. The site is currently zoned R1-20 (single family, half acre). The flexibility development will result in a smaller development footprint providing a greater amount of open space. The project is located on Strawberry Road / Lexington Avenue in Mohegan Lake, Town of Yorktown, New York.
