Notice of Acceptance of Draft EIS and Public Hearing

Suffolk County - The Port Jefferson Planning Board, as lead agency, has accepted a Draft Environmental Impact Statement on the proposed Waters Edge Apartment Complex and General Office. A public hearing on the Draft EIS will be held on October 30, 2013 at 7:00 p.m. at the Port Jefferson Village Hall, 121 West Broadway, Port Jefferson, NY 11777. Written comments on the Draft EIS will be accepted until November 8, 2013. The Draft EIS is available from the Port Jefferson Village Hall, 121 West Broadway, Port Jefferson, NY 11777; the Port Jefferson Free Library, 110 Thompson Street, Port Jefferson, NY 11777 and on line at: www.portjeff.com.

The action involves the demolition of an existing single-family residence and boat sales and service building, and redevelopment of the property with a 32,000 square foot 3 story mixed-use building containing 52 residential rental units (42 one bedroom and 10 two bedroom units) at 28 units per acre plus 4,157 square feet of general office space and 92 parking spaces on the 1.84 acre site. The 42 one bedroom apartments are proposed to be affordable dwelling units. The ground floor would accommodate parking and the proposed office space, while the second and third floors would contain 26 dwelling units each and a terrace to be used as common area. Access to the site is proposed via a full access on Brook Road and a right-turn only access from West Broadway. The proposed project is within the Port Jefferson Sewer District 1 and proposes to connect to the existing sewage treatment.

Several alternatives are also considered including one involving an all-residential development which received particular coverage in the Draft EIS. The applicant seeks the following permits and approvals from the Village of Port Jefferson: site plan and conditional use approvals, a building height variance, a variance to construct an off-street stand-alone surface parking lot on the residentially-zoned portion of the property, and demolition permits.

The project is located at 217 West Broadway in the Village of Port Jefferson, New York.
