Project Description:

The applicant proposes to construct a one-family detached house within the adjacent area of NYSDEC regulated Class I Freshwater Wetland NA-9 (Dongan Hills). Sanitary waste will be discharged to existing sanitary sewer. Storm water will be directed to drywells and wetlands via over land flow to maintain existing water balance. First floor and basement elevations are in compliance with FEMA advisory base flood elevations and New York City Executive Order 230. Lowest levels will be constructed with concrete piers and open lattice to minimize flood damage. Sprinklers are proposed to add an additional level of fire protection. The applicant proposes to establish a six foot wide vegetated deed restricted area of no-disturbance between the wetland and the developed area. The project site is located on Patterson Avenue (40 feet south of Seaview Avenue), Staten Island, Block 3475 Lot 37.
