Negative Declaration

Westchester County - The Yonkers Department of Planning and Development, as lead agency, has determined that the proposed Daylighting of the Saw Mill River at Mill Street will not have a significant adverse environmental impact. The action involves the revitalization of an area of the City of Yonkers through a streetscape revitalization project on city owned Mill Street, currently a dead end street starting at New Main Street. The scope of the work entails making the city street segment into an attractive multi-modal and pedestrian area as well as opening a segment of the Saw Mill River. The Saw Mill River flows through the site in an underground flume constructed during the late 1800's to early 1900's . The city proposes to open an approximately 1500 square foot segment of the river, landscape the banks, and extend a vehicular and a pedestrian bridge over the river. The two bridges will cover approximately 700 square feet of the opened area of the river. The project is located on Mill Street in the City of Yonkers, New York.

Notice of Acceptance of Final SEIS

Orange County - The Town of Montgomery Planning Board, as lead agency, has accepted a Final Supplemental Environmental Impact Statement on the proposed United Natural Foods, Inc. Warehouse and Distribution Center. The Final SEIS is available from the Planning Clerk's Office, Montgomery Town Hall, 110 Bracken Road, Montgomery, NY and on line at: www.turnermillergroup.com.

The action involves a proposal by the applicant for a 496,023 square foot warehouse/distribution center with separate accessory 8,199 square foot truck maintenance building on a site totaling 112.77 acres located in the ID (Interchange Development) District in the Town of Montgomery, County of Orange. A future expansion of the proposed facility of 165,093 square feet of additional warehouse/distribution space is also proposed and will be evaluated as part of the overall amended application, for a of the warehouse/distribution center. Project size has been reduced from that presented in the Draft SEIS from a footprint of 503,312 square feet with an 8,980 square foot truck maintenance building, and a future expansion of 165,145 square feet.

The majority of the project site was originally the subject of a Draft Environmental Impact Statement, a Final Environmental Impact Statement, and a SEQRA Lead Agency Findings Statement adopted May 11, 2009. That original completed action was known as the Crossroads Distribution Center, for a two lot subdivision combined with site plan special exception use and other permits.

The current applicant intends to consolidate three existing tax lots and seeks amended land use approvals to accommodate the project as modified from the original approvals. The applicant has requested that the Town of Montgomery extend municipal water and sewer utility services to the site. The applicant has also applied to the Town of Montgomery's Industrial Development Agency (IDA) regarding a potential Payment in Lieu of Taxes (PILOT) agreement.

The project is located at the intersection of Neelytown Road and Beaver Dam Road in the Town of Montgomery, New York.
