Erie County - The Orchard Park Town Board, as lead agency, has determined that the proposed Krog Corp. Proposed Medical Center will not have a significant adverse environmental impact. The action involves the proposed redevelopment of a 32.01 ± acre site with a new 167,249 square foot Medical Office building, paved parking and drive areas, utilities to service the building, site lighting, and landscaping. At this time, future developments or phases are unknown; however, a full build-out plan has been studied for potential traffic impacts. The parcel is zoned D·R (Development Research). Currently, there are no direct access points along the frontages of the undeveloped property. Under developed conditions, it is proposed to utilize one full access driveway to Big Tree Road to the north aligned with the South Taylor Road intersection, and one full access driveway to Duerr Road on the south side of the property. This will minimize congestion and provide efficient ingress/egress movements for the site. The project is located on the south side of Big Tree Road (U.S. Route 20A) just east of U.S. Route 219 in the Town of Orchard Park, New York.
