Niagara County - The Town of Somerset, as lead agency, has determined that the proposed Town of Somerset Zoning Code Revisions described below will not have a significant adverse environmental impact. The action involves the Town of Somerset Town Board which has prepared new and revised zoning text for the Town. The laws include repealing the "Environmental Quality Review", "Freshwater Wetlands", "Cluster Residential Developments", "Planned Unit Developments" and "Planned Business Areas" laws, creating new "Planned Unit Development District", and "Cluster Residential Developments" laws, and amending the "Personal Wireless Telecommunications Service", and "Site Plan Review" laws. The intent of the new/revised zoning code is to better guide development, redevelopment and growth in the Town of Somerset in a manner consistent with the recently adopted Comprehensive Plan. The Town, in making this decision, has segmented the review of future development actions, as they are speculative in nature. All future development projects will require their own analysis under SEQR. The project is located throughout the Town of Somerset, New York.
