Notice of Acceptance of Final Generic EIS

Suffolk County - The Town of Islip Town Board, as lead agency, has accepted a Final Generic Environmental Impact Statement (GEIS) on the proposed Zoning incentives to promote affordable housing, energy efficiency and sustainable design. The action involves Town Law §261-b which empowers the Town Board to provide for a system of zoning incentives, or bonuses, as deemed necessary and appropriate to advance the Town's specific physical, cultural and social policies in accordance with the Town's comprehensive plan and in coordination with other community planning mechanisms or land use techniques. The Town of Islip Town Board has determined that affordable housing, energy conservation and sustainable design are suitable community benefits which warrant promotion through the density bonuses hereinafter described. The proposed code amendments would utilize this mechanism to create incentives for developers who incorporate one or more of the following into their projects: 1) building more affordable housing, 2) incorporating alternative energy sources into their project, and 3) achieving LEED or NGBS Certification. As of now, these incentives are proposed for the Residence CA District, which is our primary zoning district for non-age restricted apartments, condominiums and townhomes. Our current code permits densities of up to 6 units per acre for townhomes and 9 units per acre for apartments for non-age restricted developments. The proposed code amendment would allow developers who take advantage of the incentives to reach maximum densities of up to 10 units per acre for townhomes and 12 units per acre for apartments. The project includes multiple locations in the Town of Islip.
