Project Description:

The applicant proposes to redevelop an abandoned former movie theatre property by constructing residential units, commercial and retail businesses, parking areas and recharge drainage structures (aka Blight to Light Project). An area of freshwater wetlands will be filled to accommodate some of the construction. As mitigation for the filling of wetlands the applicant is proposing to expand existing wetland areas, improve the buffer areas with vegetative plantings and make drainage improvements. The site is located at the southwest corner fo Route 25 and Route 112 in Coram, Town of Brookhaven, Suffolk County, SCTM #200-476-2-29.5.

State Environmental Quality Review (SEQR) Determination:

Project is a Type I action and will not have a significant effect on the environment. A coordinated review with other agencies was performed and a Negative Declaration is on file.

SEQR Lead Agency: Brookhaven Town Planning Board

State Historic Preservation Act (SHPA) Determination:

Cultural resource lists and map have been checked. No registered, eligible or inventoried archaeological sites or historic structures were identified at the project location. No further review in accordance with SHPA is required.

Coastal Management:

This project is not located in a Coastal Management area and is not subject to the Waterfront Revitalization and Coastal Resources Act.

Opportunity for Public Comment:

Project Description:

The applicant proposes to extend three existing commercial piers and construct new boat slips on the extensions. The northern most pier is proposed to be extended 129 feet into the Coonetquot River, the middle pier is proposed to be extended 106 feet, and a small "L" shaped extension is proposed for the third pier. In addition the applicant also proposes to construct 11 new boat slips on the south side of the southern pier. The site is located at 520 Shore Drive, Oakdale, Town of Islip, Suffolk County.
