Project Title: The Landings at Schroon Lake Homeowners Association

Project Description: The action involves the installation of a 200 foot long, 24 slip floating dock system involving deep water marsh wetlands. The docks are for the exclusive use of members of the homeowners association and their guests and will be installed seasonally. The dock will be anchored by 3 inch diameter posts driven into the lake bottom. No electrical, water or other utilities will be provided; a small solar-powered light will be installed at the dock end for navigation safety. No wetlands will be filled. The existing docking system located at the mouth of Horseshoe Brook will be abandoned and the area will no longer be dredged.

Project Description: The action consists of a five lot subdivision, involving wetlands, of a 91.94 ± acre parcel of land on both sides of Page Road which will result in the creation of four non-principal building lots south of the road to be conveyed to adjoining landowners: Lot 1 - 1.87 ± acres; Lot 2 - 2.66 ± acres; Lot 3 - 2.77 ± acres; and Lot 4 - 2.16 ± acres in size. The fifth lot, 82.48 ± acres in size, is to be retained (19.07 ± acres south of Page Road and 63.41 ± acres containing a pre-existing single family dwelling and barn north of the road). No future development is proposed. No wetlands will be filled or impacted by the project.
