Suffolk County - The Town Board of the Town of Brookhaven, as lead agency, has determined that the proposed Wincoram Commons will not have a significant adverse environmental impact. The action involves the issuance of a special permit for Multi-Family (MF) and J Business 6 (Main Street Business District) uses in the J Business 2 portion of a 17.6 acre site for a proposed mixed use redevelopment of the former UA theater property pursuant to Article XLI (Redevelopment Initiative) of Town Code (a.k.a. Blight to Light). The redevelopment of the abandoned former UA Theater site will include the demolition of the existing theater and parking lots and the construction of a mixed-use development featuring approximately 182 residential units, approximately 13,000 square feet of commercial space, a community center and infrastructure improvements. The project is located at 3700 (west side) NYS Route 112 and NYS Route 25 (Middle Country Road), in Coram, Town of Brookhaven, New York.

Suffolk County - The Town of Riverhead Town Board, as lead agency, has determined that the proposed Adoption of Town of Riverhead Comprehensive Plan Update, Zoning Map Changes, and Zoning Text Amendments will not have a significant adverse environmental impact. The action involves the Town of Riverhead planning to adopt a selective update to its 2003 Comprehensive Plan with a focus on Route 25A in Wading River. This selective Comprehensive Plan update will help guide future development along Route 25A in Wading River. The proposed zoning amendments will carry out the Comprehensive Plan update. The zoning map changes will replace approximately 16.4 acres of the BUS CR Zoning Use District (Rural Neighborhood Business) with the MRP Zoning Use District (Multifamily Residential Professional Office Zone). The project is located along Route 25A in the Hamlet of Wading River, Town of Riverhead, New York.

Suffolk County - The Incorporated Village of Sag Harbor Planning Board, as lead agency, has determined that the proposed KBR Sag Harbor LLC Site Plan / Special Exception Application will not have a significant adverse environmental impact. The action involves the demolition of the existing one story 768 square foot motel office, lobby and reception area located to the northeast corner of the existing structure to accommodate the construction of a two story addition to include a 3,710 square foot restaurant accessory to a resort motel pursuant to Section 300-11.21 of the Village Code (Local Law 8 of 2011) and eighteen outdoor/seasonal seats pursuant to Section 300-11.17 of the Village Code allowing outdoor dining are proposed. The construction of a concession stand as an accessory to the motel, located near the swimming pool is also part of the project. A small retail store within the lobby of the reception area is proposed pursuant tot Section 300-5.5 of the Village Code and the completion of site landscaping and parking reconfiguration. The project is located at 31 West Water Street in the Incorporated Village of Sag Harbor, New York.
