Project Title: One Main On The Lake, LLC

Location: Village of Lake Placid, Town of North Elba, Essex County, on Main Street and the shoreline of Mirror Lake.

For Adirondack Park Agency: Comment Period Ends: September 27, 2012

Project Description: Replace a recently removed structure (partially located within 50 feet of the mean high water mark of Mirror Lake) with a new larger structure that will be taller and slightly wider than the formerly existing structure, and will include a new second story deck and an expanded third story deck, on the shoreline side of the building.

Class A Regional Project which requires APA Permit:
The preexisting structure measured approximately 38 feet in height from the highest point of a structure to the lowest grade. The proposed expanded structure will measure from the lowest grade, 47 feet 2 inches in height to the new ridgeline, 48 feet 8 inches to the top of the chimney, and 50 feet to the top of vent on chimney (highest point on structure). The proposed structure, greater than 40 feet in height as measured from the highest point of a structure to the lower of either natural or finished grade, requires an Agency permit as a Class Regional Project pursuant to Section 810(1)(4) of the Adirondack Park Agency Act.

Variances from §806 shoreline setback requirements
The proposed new building will also include expansions on the shoreline side of the structure with a new second story deck and larger third story deck, bringing the second and third story portions of the building closer to the mean high water mark of Mirror Lake. The building will also be expanded laterally to the north by approximately 3 feet so as to connect with and stabilize the existing stone wall at the south edge of the adjoining Village Park property. The proposed 3 foot lateral expansion will result in approximately 82.5 square feet of new footprint within 50 feet of the mean high water mark.
