Positive Declaration and Public Scoping

Nassau County - The Town Board of the Town of Oyster Bay, as lead agency, has determined that the proposed Country Pointe at Plainview may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared. A public scoping session will be held on March 13, 2012 at 7:00 p.m. at the Town of Oyster Bay Hearing Room, Town Hall, 54 Audrey Avenue, Oyster Bay, NY 11771. The action involves a proposal by the applicant to develop the 143.25 acre subject property with 890 units of multi-family housing and 114,330 square feet of commercial space. The subject premises are situated in Office Building (OB) and R1 1A One-Family Residence districts, and currently contain quasi-municipal, not-for-profit. and recreational uses. In order to accommodate the proposed uses, the applicant has petitioned for re-zoning to RMF 16 Multi-Family Residence, RSC 25 Multi-Family Senior Residence, and General Business (GB) districts. Relief from the dimensional requirements of the proposed multi-family zoning districts would be needed with respect to building height, maximum number of units per building, minimum distance between buildings, and minimum garage setback. Approximately 44 acres of the site would be dedicated to the Town of Oyster Bay for park and recreation use. The proposed development plan also requires modification of restrictive covenants which were established when the zoning of a portion of the property was changed to OB district in 1997. The project is located on the southwest corner of the intersection with Old Country Road and Round Swamp Road in Plainview, New York.

Notice of Acceptance of Draft EIS and Public Hearing

Suffolk County - The Town of Islip Town Board, as lead agency, has accepted a Draft Environmental Impact Statement on the proposed Serota Islip, LLC. A public hearing on the Draft EIS will be held on March 22, 2012 at 7:30 p.m. at the Town Hall 655 Main Street, Islip, NY 11751. Written comments on the Draft EIS will be accepted until April 2, 2012. The Draft EIS is available from the contact listed below and on line at: http://www.townofislip-ny.gov/i-want-to/download-forms-and-guides/cat_view/19-planning-a-development.

The action involves amendments to the zoning chapter of the code of the Town of Islip (Chapter 68), including the zoning map, to establish the Islip Smart Growth Planned Development District (ISGPDD) and a change of zone from Industrial 1 District and Industrial Corridor District to the newly-established ISGPDD, and re-development of the re-classified parcel in accordance with the ISGPDD and conceptual master plan which includes 408,673 square feet of retail space, with 3 smaller retail pad units, a 60,000 square feet cinema, 250 residential units, a 4.1 acre recreational park, 1,085,400 square feet of industrial space, a 130,904 square feet office building, and a 200 room hotel. Site Plan Modifications may also be requested as part of this application. The project is located north of Sunrise Highway, east of Veterans Memorial Highway in Holbrook, Town of Islip, New York.
