Positive Declaration and Public Scoping
Nassau County - The Board of Trustees of the Incorporated Village of Great Neck Estates, as lead agency, has determined that the proposed Business D Incentive Zoning Application of GN Properties, LLC: The Rose may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared. Written comments on the draft scope will be accepted by the contact person listed below until January 19, 2012. A public scoping session will be held on January 9, 2012 8:00 p.m. at the Village of Great Neck Estates Village Hall, 4 Atwater Plaza, Great Neck, New York 11021, at which oral and written public comments on the applicant's Draft Scope will be accepted. The action involves an application by GN Properties, LLC for Business D Incentive Zoning for a site that is located partially within the Business D Zoning District and partially within the Residence B Zoning District. The property is 1.22 ± acres in size. GN Properties, LLC intends to demolish the existing one story multi-use building (currently partially occupied by offices, medical offices, a restaurant and a gym) and construct a three story, 40 unit multifamily residential building with 82 parking spaces. Parking would be located both at-grade and on one level beneath the building. Vehicular access to the property is proposed from two driveways situated on Middle Neck Road. The site would be landscaped and would include a green roof on the north and south areas of the roof with an accessible terrace in the central portion of the roof. The building would be connected to both municipal water and sewer service. The project is located at the southwest corner of Clover Drive and Middle Neck Road in the Village of Great Neck Estates, New York.

Suffolk County - The Riverhead Town Board, as lead agency, has accepted a Final Environmental Impact Statement on the proposed Special Permit of Village at Jamesport. The Final EIS is available for review at the Riverhead Free Library, 330 Court Street, Riverhead, NY 11901 and at the Riverhead Town Hall, Town Clerk's Office, 200 Howell Avenue, Riverhead, New York 11901. The action involves a proposal by the applicant to construct a commercial facility of ten buildings with an aggregate footprint of 42,000 square feet and including professional office and bistro uses necessitating special permission on a 9.712 acre parcel zoned Rural Corridor (RLC). The project is located on the north side Main Rd. (State Route 25), approximately 600 feet west of Manor Lane in the Hamlet of Jamesport, Riverhead Township, New York.
