Project Description: The variance portion of the proposed project requires seeking a 14 foot variance from the minimum 50 foot setback to the mean high water mark of Sacandaga Lake for the construction of an 1,144 square foot footprint, two-story, single family dwelling. The mean high water mark of Sacandaga Lake is at a set elevation of 1,729.3 amsl and extends approximately 310 feet into the project site from the navigable portion of the lake into a wetland area. The project also requires an APA permit pursuant to Section 809 of the Adirondack Park Agency Act for the construction of an on-site wastewater treatment system within 100 feet of wetlands. The leach field portion of the system will be located approximately 73.5 feet from the wetland at its closest point.

Project Description: The action involves a five lot subdivision involving wetlands of a 29.9 ± acre vacant parcel of land which will result in the creation of three new residential lots 3.0 ± acres, 8.0 ± acres, and 13.9 ± acres in size, and two non-principal building lots 0.24 ± acres and 4.76 ± acres in size which will be merged with an adjoining, developed lot. Future construction of a single family dwelling on each of the residential lots, to be served by an individual on-site wastewater treatment system and well water supply, is proposed. No wetlands will be filled or impacted by the project.
Negative Declaration
Saratoga County - The Village Board of the Village of Corinth, as lead agency, has determined that the proposed Adoption of Local Law No. 4 of 2011 - Amending Chapter 138, Article VIII will not have a significant adverse environmental impact. The action involves the adoption of Local Law No. 4 of 2011 - Amending Chapter 138, Article VIII "Zoning Board of Appeals" Section 138-28 "Creation, Appointment, Organization, and Removal" and Adding Section 138-28A "Alternate members of the Zoning Board of Appeals." The project is located throughout the Village of Corinth, New York.

Saratoga County - The Wilton Planning Board, as lead agency, has determined that the proposed Pine Brook Landing will not have a significant adverse environmental impact. The action involves an application by Thomas Building and Development for a 1 21 lot subdivision on a 49.85 acre site zoned R-2. The project is located on the north side of Louden Road approximately ½ mile east of the intersection of Ingersoll Road in the Town of Wilton, New York.
