Negative Declaration

Suffolk County - The Village of Huntington Bay Planning Board, as lead agency, has determined that the proposed Paternoster Subdivision will not have a significant adverse environmental impact. The action involves the land division of a 2.25 acre site into (2) lots, Lot (1) 1.04 acres and Lot (2) 1.21 acres. The property contains a single family home and cottage/garage. At the completion of the project which includes renovation of the cottage/garage there will be (2) single family homes. The property contains a Historic Home. The New York State Office of Parks Recreation and Historic Preservation (NYS OPRHP) has determined that the new construction and subdivision will have no adverse impact on the historic estate (9/3/11). The New York State Department of Environmental Conservation (NYS DEC) has issued a non jurisdiction letter for the project (9/14/11). The proposal includes drainage improvements which will reduce runoff to Huntington Bay from the parcel and road frontages. The project is located at 25 Sydney Road in the Village of Huntington Bay, New York.

Notice of Acceptance of Draft GEIS and Public Hearing

Suffolk County - The Town Board of the Town of Babylon, as lead agency, has accepted a Draft Generic Environmental Impact Statement on the proposed New Frontier II, LLC. A public hearing on the Draft GEIS will be held on November 10, 2011 at 3:30 p.m. at the Town of Babylon Town Hall Board Room. Written comments on the Draft EIS will be accepted until November 21, 2011. The Draft GEIS for this project is posted on line at: townofbabylon.com/forms.cfm and is also available at the Amityville Public Library, corner of Oak Street and John Street, Amityville, New York, 11701, and at the Frontier Park Mobile Home Office.

The action involves proposal to rezone nine (9) parcels zoned Business E and Residence B to a Multiple Residence Use District and construct 500 units (213 one bedroom and 287 two bedroom units), 45,500 square feet of proposed retail space and associated site improvements. The application includes the subdivision of the nine (9) parcels into five (5) for the purpose of a five (5) phased development. The nine (9) parcels total 20.26 acres. The project site currently has 356 mobile home units. The project is located on the east side of Broadway, 127.77 feet north of Nathalie Avenue in Amityville, New York.
