Suffolk County - The Port Jefferson Village, Inc. Planning Board as lead agency, has determined that the proposed 225 Main Street Change of Use, Conditional Use and Site Plan Application will not have a significant adverse environmental impact. The action involves a change of use of the first floor use of a 2 story building from a vacant conditional retail food establishment to a conditional restaurant use with ancillary retail use and a waiver of the parking requirements. The proposed use of the first floor is a teahouse/restaurant with an accessory retail use identified as the Secret Garden Teahouse and Gift Shop. The first floor encompasses 1,640 square feet. No changes are proposed for the existing 2 -1 bedroom apartments on the second floor of the building totaling 1,190 square feet. The application does not include any exterior work to the building. The applicant is the first floor tenant and is seeking a change of use, a conditional use approval, and site plan approval. The building is adjacent to a historic building and therefore under Village Code it is a Type 1 action. The project is located at 225 Main Street in the Village of Port Jefferson, Inc. Town of Brookhaven, New York.
