Notice of Acceptance of Final EIS

Suffolk County - The Southampton Town Planning Board, as lead agency, has accepted a Final Environmental Impact Statement on the proposed Vintage Vines Single Family Planned Residential Development. A copy of the Final EIS is available from the contact person listed below and on line at: www.town.southampton.ny.us. The action involves a preliminary application consisting of a thirty-seven (37) lot planned residential subdivision of a 48.669 acre tract of land creating lots with an average size of 30,202 square feet and providing 19.468 (40%) acres of open space, situate in the R-20 Zoning District, Agricultural Land Priority, Long Pond Greenbelt Target Area, Aquifer Protection Overlay District, and Old Filed Map Overlay District. The project is located at 634 County Road 79 (Bridgehampton-Sag Harbor Turnpike) approximately 870 feet south of Hampton Court in the Town of Southampton, New York.

Nassau and Suffolk Counties - The Huntington Town Board, as lead agency, has accepted a Final Environmental Impact Statement on the proposed Triangle Equities [Kensington Estates]. A copy of the Final EIS is posted on the Town of Huntington website in the On-line Library under the Planning and Environment Department: http://town.huntington.ny.us/permit_forms.cfm and will also be available for review at the Town of Huntington, Department of Planning and Environment, 100 Main Street, Huntington, NY 11743; the Town of Oyster Bay, Department of Environmental Resources, 150 Miller Place, Syosset, NY 11791 and the South Huntington Library, 145 Pidgeon Hill Road, Huntington Station, NY 11746.

On the Huntington side (Suffolk County), the applicant is requesting a zone change from R-40 Residential to R-RM Retirement Community District on 13.5 acres of land. On the Oyster Bay side (Nassau County), the zoning would be changed from R1-1A One-Family Residence to RMF-10 Multi-Family Residence on 5.1 acres of land and R1-20 on 1.37 acres. The applicant intends to build a senior-aged residential community of 80 units in 15 buildings (66 units in Huntington and 14 units in Oyster Bay). It is also proposed to subdivide the 1.37 acre parcel in Oyster Bay into three (3) single-family lots. The property is located in the West Hills-Melville and Oyster Bay Special Groundwater Protection Areas (SGPAs), and is listed on the Town of Huntington Open Space Index as parcel SW-1. The project also lies within the Town of Oyster Bay's Aquifer Protection Overlay (APO) District. Sanitary wastewater is proposed for conveyance to the Nassau County Sewer Collection District #3 - Cedar Creek Sewage Treatment Facility. Road access is proposed from a single gated access point via Jericho Turnpike (NYS 25). The project is located on the southeast corner of Jericho Turnpike (NYS Route 25) and Plainview Road, West Hills/Woodbury, NY.
