Negative Declaration

Suffolk County - The Planning Board of the Town of Babylon, as lead agency, has determined that the proposed IOMR Realty Corp will not have a significant adverse environmental impact. The action involves the re-development of a 0.95 acre parcel zoned for residential and commercial use. The development includes a new 7,640 square foot building for professional office use and 58 stall parking lot. The project will require an exception for parking of vehicles in a residentially zoned area (non-permitted use). The project is located on the west side of New York State Route 110, 101 feet south of Ritter Avenue in North Amityville, New York.

Notice of Acceptance of Draft EIS and Public Hearing

Nassau County - The Planning Board of the City of Glen Cove, as lead agency, has accepted a Draft Environmental Impact Statement on the proposed Application of Livingston Development Corp. for The Villa at Glen Cove. A public hearing on the Draft EIS will be held at a later time to be determined. Written comments on the Draft EIS will be accepted until October 19, 2010. Copies of the Draft EIS are available for public review at the offices of the Lead Agency. A copy of the Draft EIS is also posted on the City of Glen Cove's website at: http://www.glencove-li.com.

The action involves the applicant, Livingston Development Corp., seeking waivers and incentives pursuant to the zoning district known as the "Glen Cove Avenue Redevelopment Incentive Overlay District," and site plan and subdivision approval for the development of "The Villa at Glen Cove". It will include the construction of 216 units within one mid-rise (seven story) condominium building and five lower-rise (four to five story) condominium buildings with associated below grade parking and a one story accessory health and recreation center building on a 3.96 ± acre parcel. The development will consist of five one and 211 two bedroom units. The site will contain 432 underground parking spaces and a gymnasium, indoor swimming pool, multipurpose rooms, terraces, water features, etc. The project is located on the east side of Glen Cove Avenue, between Ralph W. Young Avenue and Craft Avenue and north of Craft Avenue, up to and behind a portion of the Glen Cove Boys and Girls Club in the City of Glen Cove, New York.

Notice of Acceptance of Final EIS

Suffolk County - The Board of Trustees of the Incorporated Village of Patchogue, as lead agency, has accepted a Final Environmental Impact Statement on the proposed Clare Rose Multi-Family Residential Development. The Final EIS is available for public review at the office of the contact person, the Patchogue-Medford Library, 54-60 East Main Street, Patchogue, New York 11772 and on the Village of Patchogue's website at: www.patchoguevillage.org. Written comments on the FEIS will be accepted by the contact person listed above until 4:00 p.m. on September 27, 2010.

The action involves an application by RAM Associates, LLC to the Incorporated Village of Patchogue to construct a multi-family residential community, Clare Rose, with up to 214 units on a 12.15 ± acre site. The proposed action includes applications for a change of zone from the D5 Business District to the D2 Business District for one parcel and a Special Permit for the proposed multi-family use for all parcels situated within the E Industrial District and D2 Business District. The proposed action presented in the Draft EIS included the construction of 214 multi-family units. However, a reduced-density alternative of 163 units, which meets the applicant's objectives and minimizes potential environmental impacts, was presented as the preferred alternative in the Draft EIS. The Final EIS identifies the 163 unit plan as the revised proposed action. This action significantly increases open space. The proposed action also includes parking areas, walkways, and landscaping on the subject site. In addition, a portion of the planned Riverwalk along the Patchogue River (which permits public access along the river) would be constructed, and portions of Clare Rose Boulevard, South Street, and Railroad Avenue would be improved. The project is generally bounded by South Street to the north, Railroad Avenue to the east, Sephton Street to the south, and the Patchogue River to the west in the Incorporated Village of Patchogue, New York.
