Project Title: Blueline Development Group, LLC

Project Description: Subdivision of a 56.88 acre parcel, involving wetlands, owned by Blue Line Development Group LLC into two lots. Lot number one will be 30.122 acres and will remain under Blue Line's ownership. Oval Wood Lake Shore Homes, a new homeowner's association, will take ownership of lot number two, the remaining 26.758 acres. On this second lot a 49 unit townhouse development will be constructed consisting of thirteen buildings. This development comprises: eleven buildings with four units each, one building with three units and one building with two units. The townhouses will be under forty feet in height and located along a one thousand foot stretch of road frontage between Demars Boulevard and Raquette Pond. There will be selective vegetative cutting within the boundaries of the wetland between the proposed townhouses and Raquette Pond to provide a view of Raquette Pond from the townhouses.

Additionally, there will be 50 dock slips accessed by a boardwalk, involving wetlands. The boat slips will extend into Raquette Pond approximately 465 feet measured linearly from the shoreline. There will be a homeowners association, governed by an owner-elected board of directors, whose responsibility includes all lands up to the exterior side of the buildings.

Project Description: Variance to replace a pre-existing one-story 520 square foot structure located within 50 feet of the shoreline of Lake George with a 48 foot by 50 foot dock/deck/operations management structure which will be utilized for camp operation purposes and to improve access to Lake George for participants in the Y-Knot Handicapped Sailing Program at the camp. The new two-story structure will have a deck/dock approximately 28 feet by 50 feet (adjoining the shoreline of Lake George) and there will be a 14 foot by 32 foot (450 ± square feet) one-story building within the 48 foot by 50 foot footprint of the new structure. The project also involves impacts to approximately 520 square feet of wetlands at the shoreline of Lake George. As part of the project the applicant proposes to mitigate wetland impacts by creating approximately 800 square feet of wetlands adjacent to some existing wetlands on the property. The project also includes dredging approximately 150 cubic yards of material from the lake bottom of Lake George in the vicinity of the proposed dock to accommodate sail boats. The waste created by the dredging will be disposed of on site at an upland location adjacent to the existing soccer fields.

Saratoga County - The Saratoga Springs Planning Board, as lead agency, has determined that the proposed McKenzie's Way Subdivision Part I will not have a significant adverse environmental impact. The action involves the subdivision of approximately 1 acre into 6 residential lots. The project is located on East Broadway in Saratoga Springs, New York.

Notice of Acceptance of Draft GEIS and Public Hearing

Hamilton County - The New York State Department of Environmental Conservation (NYS DEC) and the Adirondack Park Agency (APA), as co-lead agencies, have accepted a Draft Generic Environmental Impact Statement on the Integrated Series of Proposed State Land Management Actions in the Vicinity of the Moose River Plains Wild Forest. Public hearing on the Draft GEIS will be held on the following dates and locations:

Comments will be received from July 14, 2010 until August 30, 2010. The comment period, closing on August 30, 2010, will be the sole opportunity to provide comment on the record for the actions identified in the Draft GEIS, including comments related to SLMP consistency. No additional comment period will be provided regarding SLMP consistency during the Agency's final review and approval of the action. The action involves an integrated series of related state land management actions in the vicinity of the Moose River Plains area including NYS DEC's proposed draft Unit Management Plans (UMPs) for the Moose River Plains Wild Forest Area and a proposed Moose River Plains Intensive Use Camping Area; and the establishment of final boundaries and river management plans for four designated Wild, Scenic, Recreational Rivers (WSRR) Areas. The action also includes the APA's related proposals to amend the Adirondack Park State Land Master Plan (SLMP or Master Plan) including the proposed reclassification of lands for the creation of a new Moose River Plains Intensive Use Camping Area, reclassification and expansion of the West Canada Lake Wilderness Area and related revisions to Master Plan Area Descriptions and Intensive Use Area Guidelines. The project is located in the Towns of Webb and Ohio in Herkimer County and the Towns of Arietta, Inlet, Long Lake, Lake Pleasant and Morehouse in Hamilton County, New York.
