Project Description:

The project sponsor is currently seeking subdivision approval from the Town to construct a single family residence on an existing 19.9 acre parcel (Tax No. 9-1-129) located off County Route 17, halfway between Comfort Trail and Hill Road. The proposed driveway to access the new residence will be loacted within Freshwater Wetland PB-16 and will require a Freshwater Wetlands Permit from NYSDEC. The project will result in 4,071 SF permanent impacts to the wetland and 11, 482 SF of impacts to its 100 foot adjacent area.

This project is subject to the Department's Environmental Justice Policy and an enhanced public participation plan has been prepared and accepted as a component of application completeness. As part of the plan, a document repository has been established near the project area that contains application and project related materials. Information on the repository location and other outreach components of the plan is available from the identified DEC contact.

State Environmental Quality Review (SEQR) Determination:

Project is an Unlisted Action and will not have a significant impact on the environment. A Negative Declaration is on file. A coordinated review was not performed.

SEQR Lead Agency: None Designated

State Historic Preservation Act (SHPA) Determination:

Cultural resource lists and map have been checked. No registered, eligible or inventoried archaeological sites or historic structures were identified at the project location. No further review in accordance with SHPA is required.

Coastal Management:

This project is not located in a Coastal Management area and is not subject to the Waterfront Revitalization and Coastal Resources Act.

Opportunity for Public Comment:

Comments on this project must be submitted in writing to the Contact Person no later than Jun 24, 2010.

Project Description:

The applicant proposes to install a 65 linear foot by 24 inch diameter HDPE drainage pipe within the 100 foot Adjacent Area of NYS-regulated Freshwater Wetland HS-7 (Class 1). Project site is located on the east side of Zukor Rd. approximately .5 miles south of the intersection with South Mountain Rd. and east of the Dellwood Country Club House on the east side of the golf fairway approach to the 16th green. There will be no disturbance to Freshwater Wetland HS-7.
