Negative Declaration
Suffolk County - The Village of Port Jefferson Planning Board, as lead agency, has determined that the proposed Overton Avenue Minor Two Lot Subdivision will not have a significant adverse environmental impact. The action involves a two lot subdivision of an existing 0.61 acre (26,755 square feet) lot. The subject property is currently developed with a single-family residence and garage. The proposed subdivision would create two lots. "Lot 1" would include the existing development and would reduce the lot size to 13,488 square feet, and the newly created lot or "Lot 2" would be 13,267 square feet. The proposed lots do not meet the prevailing Village code requirements for minimum lot area (15,000 square feet) and lot frontage (100 feet) in the RB-2 Zoning District (the prevailing zoning of the subject property). Lot 1 is 13,488 square feet and therefore, requires a lot area variance 1,512 square feet. Lot 2 is 13,267 square feet and would have a road frontage of 98 feet and therefore, requires a lot area variance of 1,733 square feet and a lot frontage variance of two feet. The proposed action does not include development of the newly created lot 2. The project is located at 32 Overton Avenue on the west side in the Incorporated Village of Port Jefferson, New York.
