New York County (Manhattan) - The New York City Board of Standards and Appeals, as lead agency, has determined that the proposed 8-12 Bond Street will not have a significant adverse environmental impact. The action involves a zoning variance pursuant to Zoning Resolution (ZR) Section (§) 72-21 to allow hotel and retail uses below the floor level of the second story, contrary to use regulations (§42-14(d)(2)). M1-5B zoning district. The project is located at 8-12 Bond Street in the Borough of Manhattan, New York.

Conditioned Negative Declaration
Queens County (Queens) - The New York City Department of City Planning, as lead agency, has determined that the proposed Demapping of 55th Road will not have a significant adverse environmental impact provided specific conditions are met. There will be a 30 day public comment period commencing with the date of this notice.
The action involves an application by Robinson Bros. Inc. proposing to demap an approximately 23,400 square foot portion of 55th Road in an M3-1 zoning district to facilitate the construction of a 1 story warehouse building, consisting of approximately 2,528 square feet floor area with 10 accessory parking spaces located within the western half of the demapped street.
This portion of 55th Road is currently unbuilt and fenced. The eastern portion of the street is vacant and the western portion is used for the parking of 20 cars. The proposed action would allow the applicant to purchase the property from the City, and lease the eastern half of the demapped street to an adjacent property owner to provide 25 accessory parking spaces. It is expected that construction will begin in 2010 and be completed in 2011. Absent the proposed action the warehouse would remain as is and there would not be allowed any accessory parking spaces. The project is located between 43rd and 44th Streets in an M3-1 zoning district in the West Maspeth section of Queens, Community District 2, New York.
The conditions are: The applicant, Robinson Bros., Inc., agrees via a restrictive declaration to prepare a hazardous materials sampling protocol including a health and safety plan, which would be submitted to the New York City Department of Environmental Protection (NYC DEP) for approval. The applicant agrees to test and identify any potential hazardous material impact pursuant to the approved sampling protocol and, if any such impact is found, submit a hazardous material remediation plan including a health and safety plan to NYC DEP for approval. If necessary, remediation measures would be undertaken pursuant to the remediation plan.
