Dutchess County - The Town of Hyde Park Planning Board, as lead agency, has determined that the proposed Cove View Estates will not have a significant adverse environmental impact. The action involves the subdivision plat and water resources protection permit approval for the development of 8 residential lots on a 61.86 acre parcel. The action is located on 57.571 acres in the Greenbelt District of the Town of Hyde Park and the remaining 4.288 acres is located in the Town of Rhinebeck. Lot sizes range from 1.14 to 3.07 acres. Each residential lot would be served by individual wells and sewage disposal systems. An open space lot of approximately 34.3 acres would be created and protected in perpetuity. An existing driveway would be improved to town road standards to provide access to the new lots and would be offered for dedication to the Town. The project is located on Primrose Hill Road in the Town of Hyde Park and the Town of Rhinebeck, New York.

Putnam County - The Town of Southeast Town Board, as lead agency, has determined that the proposed Crossroads 312, LLC may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared. The action involves a Zone Change petition to modify the existing zone from RC zone to HC-1A; Site Plan Approval for a mixed use retail/commercial center totalling approximately 250,000 ± square foot and a 200 room hotel/conference center; a Special permit for the proposed project and wetland Permit for work within the local wetland buffer. The site is 50 ± acres in size. The project is located on NYS Route 312 at the intersections with I-84 and International Boulevard, specifically 237, 247, 257, 265 and 295 NYS Route 312 in the Town of Southeast, New York

Positive Declaration and Public Scoping
Sullivan County - The Town of Mamakating Town Board, as lead agency, has determined that the proposed Wurtsboro Airport Commerce Park may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared. Written comments on the draft scope will be accepted until November 13, 2009. A public scoping session will be held on November 10, 2009 at 7:00 p.m. at the Town of Mamakating Town Hall, 2948 Route 209, Wurtsboro, NY 12790. The Draft Scope is posted on Town's website and copies are available at the Town Hall.
The action involves a proposal by the applicant, Wurtsboro Airport Preservation League, LLC, for a 4 lot commercial subdivision project, known as Commerce Park. The project site consists of 140.26 acres and the 4 lot subdivision will be developed on 127.4 acres of the site.
Future development of the 21.12 acre parcel may include a 275,000 square foot warehouse/distribution building. While approvals related to the possible warehouse/distribution building are not being sought by the Project Sponsor at this time, the potential location of the building and its impacts, including area of disturbance, water usage, sanitary waste treatment and disposal, traffic, and stormwater runoff and erosion control will be assessed. The 119.14 acre parcel is proposed to be subdivided in order to accommodate an approximately 1,200,000 square foot warehouse/distribution building, a 33,500 square foot office/warehouse/distribution building, and a 20,000 square foot office/warehouse/distribution building on separate parcels. The project is located at Wurtsboro Airport on the southeast side of NYS Route 209 and north of McDonald Road in the Town of Mamakating, New York.
