Project Description:

The applicant proposes to construct a 70 foot by 450 foot stone revetment which will include the excavation of 4,500 cubic yards of shoals and mudflats and use of the material as backfill. The majority of the revetment is proposed within the intertidal zone. Re-grade and place 6,000 cubic yards of clean upland fill on the bluff face along with turf reinforcement mats, seed, and soil stabilizers. The project is intended to protect the bluff and Falaise Manor. The project is located at the Sands Point Preserve on Long Island Sound, north side of Middle Neck Road, Sands Point, Town of North Hempstead, Nassau County.

State Environmental Quality Review (SEQR) Determination:

Project is an Unlisted Action and will not have a significant impact on the environment. A Negative Declaration is on file. A coordinated review was not performed.

SEQR Lead Agency: None Designated

State Historic Preservation Act (SHPA) Determination:

Cultural resource lists and map have been checked. No registered, eligible or inventoried archaeological sites or historic structures were identified at the project location. No further review in accordance with SHPA is required.

Coastal Management:

This project is located in a Coastal Management area and is subject to the Waterfront Revitalization and Coastal Resources Act.

Opportunity for Public Comment:

Project Description:

The applicant proposes to subdivide a 64.6 acre lot into 58 new lots and to construct 56 new single family dwellings. Two existing residences will remain, and 24.3 acres of open space is proposed to be dedicated to the Town of Brookhaven. NYSDEC regulated freshwater wetland #MD-19 exists along the western edge of the property. The new residences are proposed to be located beyond the jurisdiction of Article 24 (The Freshwater Wetlands Act). Miller Place Road will be widened and curbs and sidewalks will be replaced in an area which is located within Article 24 jurisdiction. The proposed project is located at on Miller Place Road and Woodhulls Landing Road north of Rocky Point Road in Miller Place in the Town of Brookhaven in Suffolk County, SCTM# 200-28-05-12, & 200-28-06-01.
