Project Description:

Development of 139 residential building lots on an approximately 50 acre portion of an overall 107 acre property. Supporting infrastructure including roads, utilities and stormwater management areas will be developed on the property as well. The proposed development activities will result in impacts to approximately 0.45 acre of federally regulated wetlands. The property will be served by municipal water and sewer.

Mitigation for the proposed impacts to federally regulated wetlands will include the protection of all undisturbed wetlands by a deed restriction as part of an open space area managed by a Homeowners Association (HOA). Approximately 43 acres of mixed uplands and wetlands will be preserved within the open space area. In addition, approximately 0.8 acre of new wetlands will be created to compensate for the proposed impacts to federally regulated wetlands.

State Historic Preservation Act (SHPA) Determination:

A cultural resources survey has been completed. Based on information provided in the survey report, the New York State Office of Parks, Recreation and Historic Preservation (OPRHP) has determined that the proposed activity will have no impact on registered or eligible archaeological sites or historic structures. No further review in accordance with SHPA is required.

Coastal Management:

This project is not located in a Coastal Management area and is not subject to the Waterfront Revitalization and Coastal Resources Act.
