Project Description:

The applicant proposes to subdivide a 6.7 acre parcel into three lots and construct a single family dwelling with septic system on each lot. The proposed lots range in size from 49,984 square feet to 117,681 square feet. The easterly portion of the site is currently in use for boat storage. The applicant plans to continue this use until the lot is developed for residential use. The project is located on the south side of Cherry Lane, and east of Cartwright Road, Shelter Island, Town of Shelter Island, Suffolk County, current SCTM# 0700-15-4-126.3, 126.4 & 127.

Project is an Unlisted Action and will not have a significant impact on the environment. A Negative Declaration is on file. A coordinated review was performed.

SEQR Lead Agency: Shelter Island Town Planning Board

State Historic Preservation Act (SHPA) Determination:

A cultural resources survey has been completed. Based on information provided in the survey report, the New York State Office of Parks, Recreation and Historic Preservation (OPRHP) has determined that the proposed activity will have no impact on registered or eligible archaeological sites or historic structures. No further review in accordance with SHPA is required.

Coastal Management:

This project is located in a Coastal Management area and is subject to the Waterfront Revitalization and Coastal Resources Act.
