Negative Declaration

Suffolk County - The New York State Department of Environmental Conservation (NYS DEC), as lead agency, has determined that the proposed Villa Maria LLC Subdivision will not have a significant adverse environmental impact. The action involves the subdivision of a 14.598 acre parcel into 3 residential lots with an average lot size of 211,968 square feet. Proposed lot 1 is currently developed. All existing structures on proposed lot 2 will be removed. There is no proposed development of lots 2 or 3 at this time. The property greater than 300 feet from the tidal wetland boundary is beyond Article 25 jurisdiction. A cultural resources survey was completed. Based on information provided in the survey report, the New York State Office of Parks, Recreation and Historic Preservation (NYS OPRHP) determined that the proposed activity will have no impact on registered or eligible archaeological sites or historic structures. The project is located at 615 Montauk Highway on Mill Creek in Water Mill, New York.

Positive Declaration

Suffolk County - The Town of Islip Town Board, as lead agency, has determined that the proposed Serota Islip LLC may have a significant adverse impact on the environment and a Draft Environmental Impact Statement must be prepared. The action involves the creation of a new zoning district called the Islip Smart Growth Planned Development District (ISGPDD) and the rezoning of parcels (comprising 135.24 ± acres) into such zoning district. The zoning district would provide for three subdistricts including residential, retail/commercial and industrial. The residential subdistrict is proposed to comprise 20.05 ± acres, the retail subdistrict is proposed to comprise 46.0 ± acres and the industrial subdistrict would comprise 69.18 ± acres. The Conceptual Master Plan for the project depicts 201 residential units and 474,336 square feet of retail/commercial space within the retail subdistrict. The industrial subdistrict could contain up to approximately 1.5 million square feet of space, including industrial, office, and hotel space. The project is located on the east side of Veterans Memorial Highway, north of Sunrise Highway in Holbrook, Town of Islip, New York.

Notice of Acceptance of Draft GEIS and Public Hearing

Suffolk County - The Town of Islip Town Board, as lead agency, has accepted a Draft Generic Environmental Impact Statement on the proposed Heartland Town Square. A public hearing on the Draft GEIS will be held on May 28, 2009 at 6:30 p.m. at the Brentwood High School in the Sonderling Center, 52 3rd Avenue in Brentwood, Town of Islip, NY. Written comments on the Draft GEIS will be accepted until July 28, 2009. A hard copy of the DGEIS is available at the following locations: The Town of Islip Planning Department and Office of the Town Clerk, The Brentwood Public Library and The Bay Shore - Brightwaters Public Library.

The action involves the proposed amendment to redevelopment of approximately 450 acres of land on a portion of the former Pilgrim State Psychiatric Center Property. The project sponsor proposes a unique mixed-use development of approximately 9,130 residential units, 105,000 square feet of civic space, 1,030,000 square feet of retail space and 4,150,000 square feet of office space to be built over a 15 year period in three distinct phases. The project is located on a portion of the Former Pilgrim State Psychiatric Center Property, on the east and west sides of the Sagtikos State Parkway, and in the "Islip Gateway Community Improvement Area," along Crooked Hill Road, south of the Long Island Expressway, in the Hamlet of Brentwood, Town of Islip, New York.

Notice of Acceptance of Final EIS

Suffolk County - The Town of Islip Town Board, as lead agency, has accepted a Final Environmental Impact Statement on the proposed Astro LLC. A hard copy of the FEIS is available at the following locations: The Town of Islip Planning Department, The Connetquot Public Library and The East Islip Public Library. The online version of the FEIS is available at the following publically accessible web site: http://www.isliptown-ny.gov/. The action involves the application for the establishment of the Great River Planned Development District and the rezoning of the subject parcel from Industrial 2 District to the Great River Planned Development District in order to maintain and redevelop the parcel for office, industrial, recreation and senior/nonsenior multiple family residential uses. Specifically, the subdistricts requested are: PDD-Office Industrial (PDD-OI) for the northern area and PDD-Multiple Family (PDD-MF) for the southern area. The project is located on the south side of Sunrise Highway, 574.78 feet east of Connetquot Avenue in Great River, Town of Islip, New York.
