Suffolk County - The Zoning Board of Appeals of the Town of Southampton, as lead agency, has determined that the proposed Lobster Inn, Inc. and George R. Tollefsen, Jr. (Shinnecock Hill Yacht Club - Residential Community) will not have a significant adverse environmental impact. The action involves the redevelopment of two parcels of land, totaling approximately 8.9 acres under the same ownership and control. The easterly 1.99 acres, bulk-headed parcel fronts on Cold Spring Pond and encompasses man-made underwater land associated with the existing 48 slip marina. The easterly parcel is also improved with the existing 7,000 square foot restaurant building, associated septic systems and parking area. The westerly 6.9 ± acre parcel is partially improved with vacant accessory buildings, drainage, septic systems and a parking area associated with the restaurant. The proposed project consists of the elimination of a pre-existing, nonconforming restaurant with the associated parking and the construction of 25 unit residential yacht club community maintaining the existing marina; providing boat slips for residents of the community with the remaining boat slips offered for lease. Of the 25 residential units, 5 units would be designated as affordable and intermixed with the community. The project will maintain 50 foot wide natural and landscaped vegative buffers along the perimeter of the westerly parcel, which will eliminate the need for the 16 foot noise attenuation wall. The project is located on the easterly and westerly sides of Inlet Road West, northerly side of CR 39 in the hamlet of Shinnecock Hills in the Town of Southampton, New York.
