Project Description:

Gordon Residential Development, L.P. is proposing to develop a 37-lot single-family residential subdivision, known as ?Parkside Estates" located on an approximately 29.8 acre parcel at 179 Dunsbach Ferry Road in the Town of Colonie, Albany County. The proposed project is designed as a cluster subdivision which will allow for nearly half of the property to remain as open space. The project will involve the relocation of a portion of the Mohawk-Hudson Bike-Hike Trail through the project site.
Site development activities will result in permanent impacts to 0.07 acre of federally regulated wetlands and 930 linear feet of stream channel associated with the construction of roads, homes, infrastructure and the bike-hike trail. The project will be served by municipal water and sewer.
Impacts to wetlands and streams will be mitigated through the preservation and deed restriction of approximately 13.73 acres of open space, which includes approximately 4.2 acres of wetlands.

State Environmental Quality Review (SEQR) Determination:

Project is an Unlisted Action and will not have a significant impact on the environment. A Negative Declaration is on file. A coordinated review was performed.

SEQR Lead Agency: Colonie Town Planning Board

State Historic Preservation Act (SHPA) Determination:

A cultural resources survey has been completed. Based on information provided in the survey report, the New York State Office of Parks, Recreation and Historic Preservation (OPRHP) has determined that the proposed activity will have no impact on registered or eligible archaeological sites or historic structures. No further review in accordance with SHPA is required.

Coastal Management:

This project is not located in a Coastal Management area and is not subject to the Waterfront Revitalization and Coastal Resources Act.

Opportunity for Public Comment:

Project Description:

The applicant proposes to restore a previously used drive way within the boundary of Freshwater Wetland # H-2 on Hemlock drive in the Town of Jefferson. The project will require the installation of a 18" diameter culvert and the regrading and filling of a 15 foot wide by 300 foot long driveway. Approximately 50 feet of the driveway will be within the boundary of the wetland.
