The applicant proposes to construct two single family dwellings with garages, driveways and pools within the 100 foot adjacent area of a NYSDEC regulated Freshwater Wetland (FWW# HV-1). The dwellings will be located on Lots 2 and 3 of a proposed 4-lot subdivision. The dwelling, garage and pool on Lot 2 are proposed within 75 feet of the freshwater wetland boundary. The pool, garage and driveway on Lot 3 are proposed within 85 feet, 80 feet and 64 feet of the freshwater wetlands at this site, respectively. Lot 1 is already developed with a single family dwelling and the fourth lot is designated as a conservation lot. The applicant also proposes to re-vegetate disturbed areas within the 50 foot buffer area. Existing buildings and paved parking areas beyond Freshwater Wetlands Act jurisdiction are also proposed to be removed. The project is located at 6 Hoaglands Lane, Old Brookville, Town of Oyster Bay, Nassau County, current NCTM# Section 20, Block G, Lot 597.

State Environmental Quality Review (SEQR) Determination:
Project is an Unlisted Action and will not have a significant impact on the environment. A Negative Declaration is on file. A coordinated review was not performed.
SEQR Lead Agency: None Designated
State Historic Preservation Act (SHPA) Determination:
A Structural-Archaeological Assessment Form has been completed. The proposed activity will not impact on registered, eligible or inventoried archaeological sites or historic structures.
This project is not located in a Coastal Management area and is not subject to the Waterfront Revitalization and Coastal Resources Act.
