Project Description:
The applicant proposes to subdivide a 7,000 sq. ft. lot into two lots of 3,500 sq. ft. each. A 2, 432 sq. ft. dwelling is proposed to be constructed on each of the lots resulting in a lot coverage of sixty-nine percent. Regulated tidal wetlands exist on the site. One dwelling is proposed to be constructed 4' from the tidal wetland boundary; the other dwelling is proposed to be constructed 21' from the tidal wetland boundary. The applicant also proposes to construct a new 100' bulkhead seaward of the apparent high water line and to dredge 10' seaward of the replacement bulkhead to 4' below apparent low water with the resultant 75 cu. yds. of dredged material to be used as backfill. A 15' return is proposed to be constructed on each end of the new bulkhead. The purpose of the project is to provide two lots for residential development and to stabilize the shoreline. The proposed project is located at 113 & 113A Kopf Road in Bellmore in the Town of Hempstead, Nassau County, NCTM# 63-221-25.
