Project Description:

The applicant proposes to develop approximately 150 acres of a 451 acre parcel of land into a research and technology office park with secondary uses to include a hotel and a mix of retail space and restaurants. Development of the parcel will impact approximately 2.4 acres of federal wetlands and 2,337 feet of intermittent stream channel. Approximately 3.2 acres of new wetlands will be created as mitigation. In addition, 155 acres of forest and wetlands will be protected by a deed restriction to preclude future development. The property lies within both the Town of Bethlehem and the Town of New Scotland and is located on both sides of La Grange Road, along the west side of State Route 85.

The department must consult further with OPRHP before making a final decision regarding the issuance of the permit.

A portion of the new wastewater treatment facility and access road will be constructed in the adjacent area of NYS regulated Freshwater Wetland H-20.
