Project Description:
The applicant proposes the development of 14 single family residential building lots on two separate parcels totaling 35.6 +/- acres to be known as the Pine Ridge Subdivision. In addition to creating the building lots, the proposed subdivision includes the construction of a new roadway, stormwater basins, connection to municipal sewer and construction of on-site water wells. Development will comprise approximately 18.5 acres of the parcel(s) with the remaining 17.1 acres of the subdivision to be protected and preserved in perpetuity through a conservation easement. The project will cause a permanent impact to 0.10 acres of state (freshwater wetland RJ-5) and federal jurisdictional freshwater wetlands and 2.0 acres of state jurisdictional adjacent area. The project is located along the east side of route 159 and just south of Spring Road in the Towns of Duanesburg and Princetown.
