Notice of Acceptance of Draft EIS and Public Hearing

Nassau County - The Nassau County Planning Commission, as lead agency, has accepted a Draft Environmental Impact Statement on the proposed Map of Woodbury Hills. A public hearing on the Draft EIS will be held on September 20, 2007 at 6:30 p.m. at the Legislative Chamber, 5th Floor, 1 West Street, Mineola, NY 11501. Written comments on the Draft EIS will be accepted until October 25, 2007. The action involves the subdivision of a 5.2 acre parcel into five single family residential lots. The parcel is bounded by the Long Island Railroad (Pt. Jefferson Branch) and Stillwell Park/Preserve to the north, Woodbury Road and residential development to the south, residential development to the east and Trail View State Park to the west. Access to the new homes will be provided by a single roadway that intersects Woodbury Road and will run along the eastern property boundary. Three of the homes will be located on the western side of the roadway and the remaining two on the eastern side. The parcel is located within a Special Ground Water Protection Area. Sanitary waste water will be handled by on site sanitary systems. Water supply will be provided by the local water district. The parcel is comprised entirely of steep and irregular slopes and will require the extensive use of retaining walls to establish an acceptable grade for development. Retaining walls will be constructed along the eastern property boundary as well as within the western portion of the site and in some locations will measure greater than 10 feet in height. Two drainage reserve areas will be included on site along the southern boundary and within the southwestern portion of the site to accommodate surface water runoff following completion of construction. The project is located on the north side of Syossett-Woodbury Road just west of the intersection with Hicksville-Woodbury Road, Woodbury, NY 11797.
